Thanks Steve! I really appreciate it! The reason we ar going with cedar for the railing is that is what the contractor recommended. He said it does not "twist" as regular PT would.

The deck is an L to wrap around a portion of the house. The house is a Cape Style with a room off the back of the house. The room is 10 x 12 so the railing would be 10' for one section then out another 12' then over another 20' then back to the house for another 12' Which would equal 54' of railing!

We are not going the lattice route. We want to keep it open under the deck. We have a dog. We think he can hang out under there and keep cool. Our yard is going to be completely fenced in, so critters will stay out!

The rest of your construction specs are exactly what the contractor is planning for the deck! I hope to be able to save some $$ by doing the digging for the posts myself. When I rent the auger to do the fence, I will do these as well!

I expect to hear from the contractor in the next couple of days! I will check back then when I have a price.
