and concerns, you would be much better off with Bruce hardwood flooring system.

Laminates do not hold up well with animals at all.

According to me Contractors Labor Cost Manual:

Oak strip flooring in a 12 x 16 room would cost roughly labor and material $2169. Roughly 11 manhours of labor. Material est $1200.

I would guestimate that laminates would be much cheaper in labor due to the larger sizes of the panels.

This does not include the tear out which is expensive. You could possibly save some money by doing as much of that as you can.

I really like Bruce in the quality and the nice tounges and grooves engineered.

This figure also does not include the sanding and staining and sealing.
