I am sanding a very old wood floor. This is almost 2000 square feet! This is going to look very very rustic because I have pulled tons of nails, and there are many gaps. So I am not going to worry about the most beautiful shine etc. Just a good durable finish for a light commercial operation (deli/coffee house), that will help me maintain this rustic look. If I can avoid multilple coats of sealer/finish that would be great! Can I just put a finish on that will seal also? Are there finishes that don't require the sanding between coats? What is a very durable finish? . Can anyone help me with some suggestions??????
