Jeff, tracing water leaks is tough sometimes. It can travel quite a way along roof trusses, for instance. The next time you have a good rain, you might want to go up into the attic and check around the chimney. Could be coming in around the flashing. If it was, you would think that the ceiling near the fireplace would be wet too, but you never know. I had the acids in the clay pipe liners to the furnace and waterheater eat a hole thru the mortar and clay. This was at the top where it condensed in winter, so these things can be weird. Good luck.
