Water based polyurethane will dry very fast and is very durable. It does come with a stain mixed into it also. I have had very good luck with it.

Oil based polyurethane takes a day or two depending on humidity to dry and will collect dust during that drying time. The second coat cannot go on until the first is completely dry.

Water can be re applied, with good circulation and fans going, every three hours depending on humidity.

Just some thoughts.
