I don't know about the Northeast, but in the southern areas, watering at night is a sure way to produce fungus. The surface water is not able evaporate without the sunshine, and that dampness overnight, continually, will inevitably produce there any chance that the spreading brown spots are fungus? If you don't have the know-how, get someone to check it out for you. Either way, there are fungicides to address this, but, to prevent it from happening, make sure you water early in the mornings. (Timers are great for this -- turn them on and go to work!)
