Tiling the kitchen counter...should I remove the Laminate first??

Hello all...

I've heard conflicting reports about the best method of tiling your kitchen counter.

Option one says that you can just give the existing laminate a REALLY good sanding and then lay the tile over that.

Option two says that you should remove the existing laminate with a heat gun, apply backerboard and then apply the tile.

I want to sale the house soon but I want to leave the future occupants with something that's going to last a long time....

Which option would you recommend??
