you brought a very good point to light, you house no matter how up dated and how nice, will only sell for the average or mean or median of the other houses in that specific neighborhood. So, as houses go on sale in your area, you can get a feel of your value by the asking price of others. Asking price is not selling price, and you might not ever know that, but normally asking price is about 10 to 15% higher than selling price.
So, if no one else remodels in your direct area, then for you to do so, would not affect your price one bit.
Get everyone else to remodel and there may be a key, but then another cap is property tax values too.
