Tankless Water Heater

If the water is hard at all in your area, don't consider a tankless heater; it will be nothing but headaches. I had a tankless water heater in a hard water area and it was constantly overheating due to lime buildup on the inside of the pipes reducing heat conduction inside the heat exchanger.
Also, you need to consider cost versus benefit of the tankless heater. The extra cost of a tankless hot water heater can pay for a lot of gas.
