We purchased a home with sunken living room and fireplace. Every time we receive a substantial downpour (common in this area), we notice water seeping out around the bottom of the brick fireplace (between mortar as well as weeping from pits in the brick).
We are unable to determine whether the water is coming down from above or perhaps seeping into the house at ground level. Several fireplace repair companies have looked at the fireplace but have been unable to determine the source of the leak.
Any ideas about where to look for the problem? Any tips or techniques would appreciated. Also references to good repair companies in the Houston, Texas area would be welcomed.
