single hung windows

I hope that I can ask a question here. I own a duplex and as a matter of fact, this is our first piece of property and mony wise?. Well any way, I know that all 13 windows need to be replaced but that takes money. I know that repairing them will also but if I could get a little more life out of them well. I have some windows that come out of there track, some windows that both fly up and down. I have replaced glass in the one that just has no tention. It seems that ALL of the windows have a mind of there own. This morning, I did atleast get one window back in the track but at a small cost. I have replaced the locks on all the windows but some are not sitting flat. The windows are for the most part square concerding the age of the property. The units were built in 1973. Any advice you can give would be appreacated. Richard
