sewer gas smell in boiler room

I JUST PURCHASED A HOME A FEW MONTHS AGO,AND WHEN I FIRST MOVED IN I NOTICED A SMELL IN THE HALLWAY NEXT TO THE BOILER ROOM.I CALLED A PLUMBER AND HE FELT IT WAS SEWER GAS COMING UP FROM THE TRAP,I CALLED ROTO ROOTER AND HAD MY LINE FLUSHED THEY TOLD ME THERE WAS NO BLOCKAGE.THEN I CALLED THE CITY AND HAD THEM CHECK THE CITY SEWER LINE AND THEY SAID THERE WAS NO BLOCKAGE.BUT THE SMELL CONTINUES SOMETIMES I SMELL THE SAME ODOR OUTSIDE IN FRONT OF MY HOME.THE SMELL IS NOT IN THE BATHROOM,KITCHEN OR ANYWHERE ELSE IN THE HOME.ALSO I HAVE AN OLD RUSTY BOILER COULD THIS BE THE PROBLEM? PLEASE HELP.
