selling my home

Hello, just wanted to get a little advice on a situation that has come up in the selling of our house..short but sweet we were told 1 hour before settlement that the buyer's bank couldnt cover her loan for our house . the price was 280,000.00 the bank would only give them 230,000.00. now this is after we have moved 35 miles from our house changed our childrens schools 5 children gave up our home 8 days before christmas and now we have to wait or we can cancell the deal and take the down payment they have provided of 14,000.00.
this mishap has caused alot of grief for alot of people including the woman we have rented a house from which we have signed a contract with.. now our beautiful home sits alone and we are tourn between our home and our new future. Should we get an attorney or what is your advice and who do you think is responsible for this mess..karen philadelphia
