I bought a house 6 months ago in Florida. I love it. Its great. It passed inspection with flying colors.
I have since found, that under my exterior asbestos tile siding, near windows, gutters, and runoff areas, the wood underneath is almost completely rotted away. I noticed it when painting the exterior, and questioned a friend on the uneveness of the tile (it seemed to be bulging about 2 inches in the affected areas) We pulled off some tiles, and the wood just crumbled away. The inspector, recommended by my trustworth real estate agent, didn't even mention any posibility that there might be a problem. I have spoken to other inspectors, who say its a tough call, but he should have atleast noted a potential problem if the wood was that badly rotted.
My question is: is it to late to hold the inspector responsible for the repair? ($3200)
Any advice on this rotten situation would be greatly appreciated.
