Removing Nicotine before Painting?

My hubby and I are painting my mother's living room. She's a heavy smoker, and since we don't smoke, we were clueless on how to remove nicotine before painting this weekend. Do we need to remove it? Just treat the wall? Clean it off? Cover it with Kilz or some other primer. Scrubbing the entire living room is just not a great option for us. =( It's a big living room and of course it's not been painted in 30 + Years! =(
