wow great advice jay.

if you want to do an addition, if i was in the area i'd be glad to take a look, but otherwise, try local architects, many will do an initial cost assessment, prior to starting work for free. The cost on residential architectural work in my area for an architect is usually 10% of construction cost. multiply the s.f. by a round $100 to get construction cost, probably alot less for residential, but it depends on your area, the finishes you select and the design of course.
