refinishing polyurithane floors

I have hard wood floors in my kitchen, dining rooms, sun room and entrance hall-all connected. They were done about 10 yrs ago, then again about 5 yrs ago. They have no shine and don't look like they have any finish on them at all. I have 4 kids, plus 1/2 the neighbors kids alot of the time-----lots of traffic/ abuse. I know my floors need refinishing, but I don't want to do them again the same way and only have them last 2 or so yrs looking good. What do they put on restaurant floors? I was recently in Opry Mills Mall in Nashville Tn and the floors were gorgeous. I KNOW my floors don't get that kind of abuse!! What did they use to get that kind of durable finish? I have kids w asthma and want to return to hard wood which is under their carpets.We will have to move out when all of this is done. I only want to do this ONCE>! HELP!
