refinishing antique pine floors

I have heartpine antique pine flooring. I have paste wax on it but have oriental rugs on some of it. The used portions or the paths used, I need to refinish them because of traffic and not putting was on the traffic part. I only want to refinish the traffic part is this possible. I don't know what the people used on the floors and the person has passed away. I would like to do this myself is possible. Can you get me started. I also will put poly urtherane on the floors instead of wax. I am to old to wax by hand now. Thank You so much
