We frequently advocate using a knowlegable INDEPENDENT inspector with no relationship to the real estate agents or seller. This is a classic case of the reason why. Now that it is after the fact, you might want to consult an attorney to determine if there is any possible recourse or disclosure failures on the part of any party in the sale last year. I would not wait too long to pursue this. Like the inspector, the investment in professional services may be small compared to the risk reduction, or sharing in this case.
