I have 96 year old pine floors, newly installed, in my kitchen, over a subfloor that was in good condition. My only suggestion is about the sealer. I used a product called Danish Oil, made by Watco, to seal the wood. It made the wood just gorgeous, very richly-colored, and very easy to keep. It will take 3-4 coats to seal, but stains wipe off with a damp paper towel. Each coat is easy to apply. My husband & I did it, and we aren't particularly handy.
