Peeling ceiling

Thanks so much for your prompt replies. We have used Kilz quite often in the past, isn't it the worst smelling product? Of course if it really worked... We are a retired couple who had this house built four years ago next spring. We had it built so we wouldn't be doing these projects that we've done for almost 50 years. Since we moved in we have done a lot of re-work, sanding and repainting all the woodwork throughout, (couldn't stand the rough finish, have they ever heard of a tack cloth?)sanding and revarnishing all our wood floors,they put on a finish that was so dull it didn't look as if anything was put on. We have even had to restain the whole house outside. So much for the easy retirement life. Just wish we could cover up this ceiling it is such a small guest bathroom, only about 5ftx5ft ceiling, the bath has it's own top, thank goodness.
