old bathroom tile

Recently bought a house built in 1960 whose downstairs bathroom (split level house, bath on concrete slab) has 1" tile in floor and walls (including shower). I would like help on how to best seal the tile. I have reason to believe the shower is leaking slightly because white salt like deposits are appearing on the ceramic tile in the halway outside the bathroom. I plan on dry steam cleaningthe tile and recaulking but what is the best way to deal with the tile/ grout? Many Thanks.
