1928 stucco house, bad floors. Water damage, termite damage and 1x1 tiles glued to the floor.
In the kitchen we ended up ripping out the existing kitchen down to the dirt, tried to reuse the original 2 x 8's, wrong size, 1/4" bigger. Wanted 2 x 10s but had no desire to redig the crawlspace or modify main beam. Poured a couple of new piers (3) and a new corner foundation, new joists, sub floor and a pile of new oak installed.
Dining room floors OK, resanded, beautiful
Bedroom, floor creeky and had dropped 2 inches. We jacked up the main beam until the floor was level. Stucco cracked in a few places. The wood floor looked messy but the wood was ok, so we refinished it. Ahhhh
Studio and dining room, floors ok except for a few boards we repaired. Floor week because of 2 joists. Removed old joists, stuffed 2 new joists in place and dragged a few bags of concrete under the floor and poured a new footer. Added a few wood piers and posts. Shimmed up the joists, but just until the floor was level. We feared cracking an existing arch and decieded to just make the floor level enough.
Total Time - well, we started this 14 months ago. Mostly week ends, and holidays and an occassional specialized tradesman for a few weeks. ( We also re plumbed and rewired the house, but that is another story)
