Oil Based Poly vs. Water Based Poly ...

Oil based:

+ Dries slower so it ends up 'laying' better, brings out the grain more so the floor LOOKS like wood; not a plastic look ...
- Doesn't clean up with water, has a noxious smell, dries slower ...

Water based:

+ Not noxious, dries quicker, is clear when it's dried, yellows very little ...
- Doesn't lay as well (relatively speaking as oil) because it dries quicker, shows a lighter finish ...

My personal recommendation: If you're gonna throw area rugs down, use the water based for sure. If you want a better looking hardwood floor that's not gonna be covered at all (other than furniture), use oil based. If the floor gets a lot of sun, go towards the satin look. If it doesn't get much sun, go for a glossier look.
