New hardwood floor in old house

I am planning to install a new hardwood floor in a friends house that will span his kitrchen and adjacent dining room.

The dining room sub-floor is in good shape, but the kitchen has 2 layers ov vinyl tile and is slightly less than 1/8" higher and I am not sure what shape it is in. I also need to cover a few holes that exist from moving a couple ducts.

Should I tear the vinyl tile up and lay an new level sub-floor through both rooms, or can I get away with 1/4" plywood that will become the new sub-floor and cover the tile completely?

Any thoughts/advice?
