As Jim is elluding, the only way the Owner is going to be convinced of anything is to have 2 or 3 Professional Contractors come out to the house and look things over. Or, for about $300, give or take, you can have the WHOLE, entire house inspected by an ASHI-Approved Home Inspector. (I'm not one, nor am I compensated in any way by them ...)

In either option, it's money well-spent. This is not a job/problem that can be properly dealt with over the WEB. All I can say is worst things can happen. Sure, the Owner can wait for the house to cave in (from whatever cause), and collect the insurance $$$. But is all the disruption and so on worth it??! Is earthquake or flood insurance on the policY??! Have the Owner think about this. It sounds, to me, like at some point, from WHATEVER cause, there will be no roof over-head ...
