How do I unscrew old rusted pipe?

The vent pipe on my underground oil tank has partially rusted through and I want to remove and replace it. I have dug away at the base of it and repeatedly sprayed the joint with WD40 and taken the pipe wrench to it. After repeated tries all day long, the thing still won't budge. Local hardware store entrepreneur says I should heat the joint, but I'm not so sure that's a good idea since an underground conduit containing the electric line to my son's backyard goldfish/koi pond runs right alongside of where the joint is.
Do I just take my time, and keep spraying the WD40 whenever I happen to pass by the thing, and take another try with the wrench each time? This method could take _days_! Anyone have any ideas?
