Hi, Marcie. First, let me say that vinyl or tile is a better choice for kitchens and bathrooms than hardwood. Water is the enemy of wood and you will eventually have problems. That dropped ice cube, or leak from the refrigerator, or something will cause you problems eventually. The problems will range from white, cloudy spots in the finish (easy to fix), to black stains in the wood (difficult to fix but possible), to warping of the wood (very difficult to fix but possible).

Refinishing a hardwood floor is a big job in most rooms but manageable. In the kitchen and bath, it is a lot worse because you have toekick areas under the counters. It is very difficult to sand under the toekicks.

Given this info, do you still want hardwood?
