hardwood floors

We recently bought a 47 year old stucco house in Southern Calif. It has hardwood floors in the dining room and living room. The floors are badly stained and have paint splatters on them. Some of the boards in the living room are weak and give under pressure. I would like to restore the floors to their orginial condition, but I'm not sure how to do it. Is it best to replace them completely or try to bring them back. I would appreciate any help with my problem. Thank you for any ideas you can give me.
