Many floors nowdays are finished coated in polyurethane or some coating that seals the wood. The problems occur when this coating wears off.

Think of it as clear coating on your car. When you polish your vehicle, you are really just cleaning off the dirt and grime. The clear coating seals the car's finish from the stuff that used to mess up older cars.

I would keep it clean and free of grime and stuff that would cause build up.

Nothing beats soap and water and a good rincing. you can add luster by using some minwax floor wax.
