Finishing White Pine Flooring

We are going to be putting down 7 1/4" white pine flooring in our house. If we were to simply sand this down and apply varathane (no staining), how many coats of good quality varathane for a durable coating. Is it true that the first two applications soak into the pine like a sponge so 3 coats wouldn't get you much. Would applying a conditioner prior to varathane seal it up and prevent this rapid soaking. We know pine will mark, we just want to help slow the process with the proper coating.
