FHA appraisal

Hello again. I don't know if anyone will have any comments for my question, but here it is anyway:
We have a little over a week to go until our house closes escrow. We got a FHA loan and the FHA appraiser did the appraisal earlier this week. Well, she called a couple of things. She called the garage door because it doesn't have automatic reverse, she called a window in one of the bedrooms that has a small B-B crack in it, she called the hot water heater because it's vented wrong, and she called another broken window. Now, is the seller obligated to fix these things before escrow closes, or do we have to come up with the money out of our pockets to fix all these things? The seller is a bank since it's a repo. I don't know if that has any effect on it. If anyone has the answer let me know. My realtor is so hard to get a hold of as well as our lender, so we haven't been able to get a hold of them to answer our questions.
