Exterior Paint and Mildew (Steve?)

Hi Steve & all,

For many years my parents have had a problem with mildew growing on the exterior paint on their house. They have tried everything but it keeps growing back. They have tried Sherwin Williams, Benjamin Moore and other paints. The last time they had their house painted they had the old paint scraped and sanded down to the wood and M1 mildewcide was added to the primer and paint (glossy exterior latex). This was recommended by a commercial paint representative. Still, the mildew grew back.

I should note that the house paint is white and they live in New Orleans which is very humid, as you know from living next door in Texas.

The mildew grows back even after they have it pressure washed.

They told me that the best paint job they had in terms of mildew resistance was when they painted it with FLAT white latex paint many years ago. That seems strange to me.

There are no big trees near the house, but there is more mildew under the eaves which of course gets no direct sun.

Do you have any ideas or suggestions for solving this problem? Thanks in advance.
