I'm in the final throws of selling my '66 built house (1500 sq ft rambler in the wet Northwest). The VA inspector found some standing water in the crawlspace, as well as it's source-- a leaning patio that diverts water into a crack where it meets the foundation. It's been requested that I fix this PLUS add 8.5 square feet of ventilation by having a series of vents cut through the concrete and screened ($$$!!). Is this really called for? The house was built with 3 vents that are 12 by 6 inches and the water problem is a new phenomenon. My position is that if I solve the water-leaking-in problem then all this requested new venting shouldn't be neccessary. Please help with your opinions. Thanks!
