dry rot and termines

My wife and I are in our eirly 20s and have been married for over four years now. We were living with my parents since then. It was not untill last year that decided to buy our own home and move out; since both were working and both had steady jobs. To make the story short we bought the house on May firth of 2002. We bought the house (as-is) because our agent showed us the house past the pest inspection We were credited $5,000/. However, it had dry rot under the toilet. The seller she by herself and was not feeling well that she would credit us the cash that would be nessesary to repair it. So, we bought as-is. But to our bad luck and egnorance the house had a lot more damage then what the pest inspector said. I hired a pest inspector a way different result. there are termines and not only the bathroom is dry rot almost half of our house is. The rim joist all around the house needs to be repair. And, the price to fit our house not 5,000 is over 62,000.
