Caulk but, first...

Greetings Dave,

Can you get in the attic to see just where the leak is coming from?

I think I would caulk where it is leaking to buy some time until it's time to re-roof.

You say the roof is 12 years old, and depending on where you live and what type of shingle was used, (15, 20, 25 year or so, I would not be looking at re-doing it now.

But, Roofers that say "never caulk, if it was done right the fisrst time it wouldn't leak", is not going to stop the water from coming in.

Hire the roofer that said caulk will fix it, and make sure they are known in your area and don't pay alot of money.
