If you do any work for someone and ignore the mold or just squirt some bleach on it be prepared for the lawsuit. This is a litigious society, not following HAZMAT procedures as defined in New York, Texas and federal standards has already cost contractors close to a billion dollars in claims. Just tell the jury that you don't think there is a real problem, you just squirt bleach on it - then take your chances. The judge will believe you - sure.
