As a painter, I'd say the elastomeric/acrylic advice is good. But: Synthetic stucco, aka EIFS,has a history of being a very finicky and failure-prone material. Do a Google search on "synthetic stucco", and the first thing you'll get is a long list of sites regarding class-action suits, product failures, etc. The material has a high likelyhood of failure down the road, and when it does it can lead to very extensive and expensive structural damage.You want to be able to prove it wasn't your fault. Personally I would avoid a house that had synthetic stucco, but if, like you, I had one, I would be sure to get approval and confirmation of proper procedures from the manufacturer, the contractor, and my insurance company before doing any repairs or alterations including painting.
