Hi Crystal,
We bought an 1880 2-family Victorian Colonial which we are converting to a one family. Luckily, we were able to move in and live on the second floor while renovating the first. We were able to obtain a construction loan through the bank for renovations. The money is being given to us as we complete the different projects (electrical, plumbing, etc.) that our general contractor had estimated. These projects (lien waver) needed to be signed off by a licensed subcontractor, then the bank had to inspect their work. Also, the loan is part of the mortgage payment and has to be used within a year. Maybe this could work for you.
