... to which I can offer my $.02 but it's not ALL the pros and cons.

Pros for pre-finished flooring: No finishing required,Uniform finish, 5+ layers of finish, no fumes, and the initial install won't have to be finished for a while, much-much-much more uniform looking finish, can use the floor right away.
Cons for pre-finished flooring: Costs more than unfinished flooring, you may not find the stain / finish you want.

Pros for UN-finished flooring: Costs less in material, you can have whatever stain / finish you want.
Cons for UN-finished flooring: Dusty job, smelly job, you have to pay for the material and possibly a pro, limited in the layers of finish that can be applied, can't use the floor right away.

I'm sure there are more. But my $.02 says to get the finished flooring and be done w/it. It's less disruptive. My best to ya and hope this helps.
